| Brief Introduction of the ShenZhen Real Estate Association |
The real estate association of Shenzhen, abbreviated as SHENZHEN REALESTATE ASSOCIATION (SREA), is an self-disciplining organization composed by enterprises of real estate developing and managing, real estate consulting and real estate agent, broker, property assess, etc. which participate in this organization voluntarily; It is a social group with legal qualification which defers to the law stipulations, registered with the approval of registration management organ of the corporation " Temporary Measures of Shenzhen Job-waiting Association " (No. 143 decree of Shenzhen municipal government), which issued in 2005 stipulated the nine major functions of the guild explicitly, namely:
(1).Formulate and organize implementation of this professional etiquette, set up trade self-discipline system;
(2) Expand the market, release the market information, recommend the trade products or service, launch the train of the trade, and offer consultation service;
(3) reflect the item related to trade interests to relevant government office, put forward the opinions and suggestions in such respects as the economic policy and legislating ,etc.;
(4) Participate in the anti-dumping; represent trade relevant, put forward to the economic organizations the application of anti-dumping, anti-subsidy investigate or ensure the guarantee measure to take,
(5) Coordinate dispute related to business activities between the member and government, among the members between the member and nonmember, the member and consumer, and regulate the relevant matters of this trade association and other trade associations or economic organizations
(6) As to the members violate trade association’s rules and the trade whole interests, it will adopt the corresponding trade self-restrained measures;
(7) Participate in making the technical standard and the plan of the industry, carry on the qualification assert according to relevant national regulations and provide the common letters of prove, release the industry damage pre-warning; organize and move forward the implementation of the sector standard;
(8) Organize members to participate in the economic and technological exchange domestic and international, popularize the advanced technology and managing experience, build up the public service platform that serves for the industry;
(9) Other functions that laws and regulations authorized or the government department trusting and the rules stipulating. In 1999, entrusted by the planned Land and Resources Bureau in Shenzhen, the real estate association of Shenzhen still fulfilled the following functions: Participating in first trial work of annual examination of the real estate trade qualification in Shenzhen; Organize the trade train to improve employee's quality; Organize employees of real estate to study , investigate , exchange to the domestic and international of the same trade, strengthen the cooperation of the same trade both at home and abroad; Organize development enterprises of real estate of Shenzhen to develop the activity of sails exhibition at the local and overseas, help enterprises to open-up the domestic and international markets, promote the healthy development of real estate of Shenzhen; Accept appeals from various circles of society to development organization、consultation , manager's organization of real estate and the personnel holding " realtor's credentials ",etc.
The real estate association of Shenzhen has 482 member units now; among which 339 are developing enterprises, 143 are intermediaries. The association will continue to around the aim of " serve , develop , harmonious ", regard establishing " first-class in domestic, famous in international " as the struggle objective, it is the focus work to undertake management function of the trade , do well the performance as government's assistant, give play to the role of the bridge between the government and enterprise, transmit the government policy intention in time, reflect enterprise's hope and demand, maintain the enterprises’ legitimate rights and interests , strengthen trade law dissemination, propagate and popularize the develop experience of real estate of Shenzhen, do contribution to promote the real estate trade norm in Shenzhen to make sure it develop in a healthy way. The real estate association of Shenzhen is a member of real estate association of China and a managing director unit of real estate association of Guangdong province
